What building in Anaheim actually involves

Anaheim covers two very different building eras. The Colony Historic District holds Craftsman and Victorian homes from before 1920 — lath and plaster walls, old-growth trim, and paint layers that predate any rules about what could go into paint. Everything south and east of it is post-war and later tract housing on drywall.

Those need opposite hands. Plaster is repaired as plaster and pre-1978 layers are handled under lead-safe rules rather than sanded open in a family home. Tract drywall wants texture matching and a durable washable finish. Price both off one template and somebody loses: either the tract owner pays for care their walls never needed, or the Colony house gets treated like gypsum board and does not recover.

California law caps a residential contractor's down payment at $1,000 or 10% of the contract price, whichever is less. We do not ask for more than that, and neither should anyone else. Progress payments follow completed phases of work.

Yes, where the work needs them. Cosmetic painting, flooring and like-for-like fence replacement generally do not. Moving plumbing or electrical, structural changes and taller fences usually do. We pull the permit, schedule the inspections and hand you the signed-off paperwork at the end.
